What are the most useful rental forms for both landlords and tenants in Ontario?

The Ontario government has created a suite of documents to help both landlords and tenants. It is essential knowledge for both landlords and tenants to understand when and how each form should be used.

Furthermore, this list includes a commonly used form which has not been standardized yet: a sublet agreement form.

For tenants

Form N9: Tenant's Notice to End the Tenancy

  • Tenants can use this form to inform the landlord they wish to end their tenancy.
  • Tenants need to fill out the landlord's name, the tenant's name, the rental unit address, and the last day of the tenancy.
  • Note that, in most cases, the tenant is required to provided the tenancy terminal notice, through a filled N9 form, to the landlord at least 60 days before the termination date.

  • Landlords use this form to notify the tenants the upcoming rent increase

  • When the tenant accepts a landlord's request for ending a tenancy, the landlord and the tenant can fill out N11 to create a legal binding contract for ending the tenancy.

  • A landlord may use this form to require the tenant to end a tenancy when the landlord, or immediate relative, is moving into the unit for at least a year.
